The Conditions of the Home Determine the Way the Sale Happens
Most people think the process begins when they decide to sell the home.
But in reality, the sale is often already being shaped long before the home ever goes on the market.
There are five key conditions that influence how the sale will unfold:
the condition of the home
the financial realities tied to it
the legal authority
the family’s level of cooperation
and the pressure points surrounding the sale
Once you understand these conditions, the situation begins to make more sense.

Claudia had always known she would be the one responsible for selling her parents’ home. What she didn’t expect was everything that came with it.
The home itself was already in poor condition. Years of deferred maintenance had taken their toll. Every time something was addressed, something else surfaced.

Are people still living in the home, and does a plan need to be made for how and when they will move?
The condition of the home will affect how much money may need to be spent, how long preparation may take, and how quickly the home can realistically be brought to market.
2. What is the financial reality? This is one of the most important and often overlooked conditions.
Does the home have a mortgage?
A reverse mortgage?
A line of credit?
Is it free and clear?
Is it already in foreclosure?
Are repairs needed, but there is no funding available?
Is anyone willing or able to contribute money upfront?
Is there a possibility of completing work and being reimbursed through escrow?
The financial reality will determine what is possible—and how quickly decisions need to be made.
3. Who has legal authority to make decisions?
Clarity here is essential.
Has legal authority already been established?
Is there a trustee, executor, or administrator clearly in charge?
Does probate need to be opened?
Are multiple family members trying to make decisions?
Is the person with authority able to act freely—or is that authority being challenged?
Without clarity here, even simple steps can become delayed.
4. What is the family dynamic? This is one of the most telling conditions.
Do family members work together?
Have there been long-standing patterns of tension or conflict?
Are people supportive—or reactive?
In many cases, the conflict is not about the house.
The house simply becomes the place where the conflict shows up.
5. What pressure points or outside factors may affect the process? Every sale has them.
These may include:
caregiver exhaustion
family conflict
legal delays
unexpected repairs like mold or structural damage
health issues
occupancy challenges
or external events that affect timing
Recognizing these early helps you prepare instead of react.
