About Dr. Deena Stacer

Dr. Deena Stacer is a real estate broker who specializes in helping families navigate the sale of a loved one’s home and other major life transitions, including death, divorce, downsizing, foreclosure concerns, and complex family situations. She works with the person responsible for moving the sale forward, whether a surviving spouse, trustee, executor, adult child, or one spouse during divorce,  providing steady guidance through both the practical decisions and the emotional weight that often come with the process.

Families deserve truthful guidance delivered with steadiness, compassion, and clarity during difficult transitions. Dr. Deena believes selling a home during a major life event is never just about the property. It is also about grief, stress, family relationships, financial realities, difficult decisions, and helping people move forward during uncertain times.

With a PhD in conflict resolution and backgrounds in counseling, leadership, teaching, mediation, and real estate, Dr. Deena brings a unique perspective to helping families navigate emotionally charged situations involving homes, inheritance, family conflict, probate concerns, deferred maintenance, foreclosure risk, and major life change.

Much of her expertise comes from recognizing patterns, how emotional overwhelm, delayed decisions, family dynamics, unrealistic expectations, avoidance, financial pressure, or legal confusion can affect both the family and the outcome of the sale. She understands that many families are trying to make major decisions while emotionally exhausted, grieving, or unsure where to begin.

One of the strengths clients often appreciate most is Dr. Deena’s ability to calmly guide people through difficult realities without adding fear or pressure. She is not afraid to have honest conversations when necessary, while still helping people feel emotionally supported and respected throughout the process.

Whether families are facing probate issues, difficult property conditions, reverse mortgage concerns, foreclosure risk, delayed decision-making, or emotionally difficult family dynamics, Dr. Deena helps people slow down, understand what is happening, gather the right information, and move toward thoughtful next steps.

She believes that the earlier families ask questions, the more options they often have.

Rather than pushing panic or unrealistic promises, Dr. Deena focuses on helping families understand:
• what kind of sale they are facing,
• what conditions may affect the process,
• who may need legal guidance,
• what practical options may exist,
• and how to move through the process with greater clarity and confidence.

Through her writing, videos, resources, and real estate guidance, Dr. Deena’s goal is to help families feel less overwhelmed and more prepared during some of life’s most difficult transitions.

Based in San Diego County, Dr. Deena also helps connect families with trusted resources and professionals when additional legal, probate, estate, or transition support may be needed.

Selling a Loved One's Home

Selling a loved one's home is often far more emotional and complicated than families expect. Along with grief, many people suddenly find themselves facing legal responsibilities, probate questions, deferred maintenance, financial decisions, family dynamics, and uncertainty about what to do next.

I help families understand what to expect before making important real estate decisions. Through practical guidance, real stories, and my Seven Secrets framework, I help decision-makers recognize the hidden factors that often determine whether a sale becomes smooth, delayed, emotionally difficult, financially stressful, or filled with unnecessary conflict.

Whether you're a trustee, executor, adult child, or surviving spouse, my goal is to help you understand your options, reduce uncertainty, and move forward with greater confidence.

Drawing on my background in conflict resolution, family systems, and real estate, I help clients understand their options, reduce uncertainty, and make informed real estate decisions with confidence. My goal is to provide practical guidance and experienced advice so clients can move forward with greater clarity and confidence.

Downsizing & Major Life Transitions

Downsizing is about more than moving to a smaller home. It often comes during major life transitions such as retirement, caring for aging parents, health changes, the loss of a spouse, financial changes, or simply deciding it's time for the next chapter of life.

Many people are surprised by how emotionally and physically overwhelming the process can become.

Questions about what to keep, what to donate, what to repair, how to prepare the home for sale, where to move, and when to make important decisions can quickly create stress and uncertainty.

Every decision affects the next one. A thoughtful plan can help you avoid costly mistakes, reduce unnecessary stress, and make the transition feel much more manageable for everyone involved.

Selling a Home During Divorce

Selling a home during divorce can be one of life's most challenging real estate decisions.

The home often represents much more than a financial asset. It may also represent years of memories, financial concerns, parenting decisions, or uncertainty about what comes next.

Even when both people want to move forward, communication challenges, emotional stress, changing priorities, and unrealistic expectations can make important decisions more difficult.

Without a clear plan, delays and misunderstandings can quickly affect both the sale and the people involved.

Drawing on my background in conflict resolution, family systems, and real estate, I help clients understand their options, reduce uncertainty, and make informed real estate decisions throughout the selling process.

My goal is to provide practical guidance, honest communication, and experienced advice so clients can move forward with greater clarity and confidence.
