One Family's Journey

Susan stood quietly in her mother's living room, looking around at a lifetime of memories.

Family photographs covered the shelves. Antique furniture filled every room. Boxes had already begun to collect in the corners, but nothing had actually been packed.

"I don't even know where to start," she finally admitted.

Like many families, Susan thought selling the house would simply mean cleaning it out and putting it on the market. Instead, she discovered there were decisions about paperwork, family responsibilities, repairs, personal belongings, timing, and legal authority that she had never expected.

What felt overwhelming wasn't just selling the house.

It was carrying the responsibility of making the right decisions while grieving someone she loved.

What Many Families Experience

Susan's experience isn't unique.

Although every family is different, many people find themselves asking the same questions after the death of a loved one.

After helping families throughout San Diego County navigate the sale of inherited homes, I've found that most share the same concerns Susan experienced. They want to know what needs immediate attention, what can wait, and how to avoid costly mistakes while making important decisions during an emotional time.

Fortunately, you don't need to know everything today.

You simply need to know where to begin.

What Do I Do First?

Start with:

  • Locate any trust, will, or estate planning documents.

  • Secure the home and important paperwork.

  • Identify who has legal authority to make decisions.

  • Determine which bills need immediate attention.

  • Understand whether the property will be sold through a trust or probate.

  • Avoid rushing into major decisions before gathering information.

You Don't Have to Figure This Out Alone

Whether you're just beginning or already making decisions about the home, having experienced guidance can make the process feel much less overwhelming.
